Who we are

These Terms are provided by Yam Capital Technologies LLC ("we", "us"), the operator of DealFlow AI ("DealFlowAI"). Contact: [email protected].

Acceptance of terms

By creating an account, using the DealFlowAI website or app, or requesting an analysis by WhatsApp or text message, you agree to these Terms and our Privacy Policy. If you do not agree, do not use the service.

Use of the service

DealFlowAI provides real estate analysis tools, including comparable sales, estimated after-repair value (ARV), maximum allowable offer (MAO), rehab estimates, rent estimates, deal reports, offer sending and deal tracking.

Analyses are estimates based on third-party data and automated models. They are not appraisals, or legal, tax or financial advice. You are responsible for your own investment decisions and for verifying all information before acting on it.

Accounts, plans and credits

You must provide accurate account information and keep your login credentials secure. You are responsible for all activity under your account.

Analyses use account credits according to your plan. Subscriptions renew monthly until cancelled, and monthly credits reset each billing cycle. Purchased credit packs do not expire. The one-time outreach setup fee is non-refundable. Credits and fees are non-refundable except where required by law.

SMS terms

Program: DealFlowAI text messages, sent by Yam Capital Technologies LLC.

What you receive: when you give us your mobile number and agree to receive texts, for example in the app, by texting us, or on our contact form, we send messages about your analyses, your account and credits, verification codes, replies to your inquiries, and, on Pro plans, replies from listing agents to the offers you send.

Frequency: message frequency varies with how you use the service.

Cost: message and data rates may apply.

Opt out: reply STOP to any message to stop receiving texts. Reply START to resume and HELP for help, or email [email protected].

Consent to receive text messages is not a condition of purchase. Carriers are not liable for delayed or undelivered messages.

Messages you send to others

Pro plans let you send offers and other messages to listing agents and other contacts from your own DealFlowAI number and email domain. You are responsible for the content of those messages and for having the right to contact each recipient. You must honor opt-out requests and follow the Telephone Consumer Protection Act (TCPA), CAN-SPAM, carrier rules and all other applicable laws.

Acceptable use

You may not use DealFlowAI, including its text, email and WhatsApp features, to send spam, harass others, send unsolicited marketing, or break any law. You may not scrape, resell or reverse engineer the service. We may limit, suspend or block numbers or accounts that break these rules.

Boots on the Ground

Scout jobs booked through Boots on the Ground are also governed by the Boots Marketplace Terms.

Intellectual property

The DealFlowAI software, design, reports and content are owned by Yam Capital Technologies LLC and its licensors. You may use reports for your own real estate business. You may not copy or redistribute the service itself.

Limitation of liability

The service is provided "as is" without warranties of any kind. To the maximum extent permitted by law, Yam Capital Technologies LLC is not liable for indirect, incidental or consequential damages, or for losses from investment decisions made using the service. Our total liability is limited to the amount you paid us in the 12 months before the claim.

Termination

You may cancel your account at any time. We may suspend or terminate access if you break these Terms or misuse the service.

Governing law

These Terms are governed by the laws of the State of Wyoming, without regard to conflict-of-law rules.

Changes to these terms

We may update these Terms. The "Last updated" date shows the latest version. Continued use of the service means you accept the updated Terms.
